Terms of service

apt is a place to advertise and find homes to rent or buy in Sri Lanka, with paid tools for agents and agencies. We are a listings site, not an agent, broker or landlord. We do not own, inspect, manage, let or sell any of the properties advertised, we are not party to any tenancy or sale, and we take no commission.

You need an account to list a property, save homes or contact a lister. You must give a real email address, keep your password to yourself, and be at least 18. You are responsible for what happens under your account.

If you post a listing, you confirm that:

• The property is real, and you own it or are authorised to advertise it.
• It is genuinely available at the price and terms you state.
• The photographs are of that property, and you have the right to use them.
• The map pin is where the property actually is.
• The advance, deposit and commission you state are what you will actually ask for.

Bait listings — advertising a property that is not available, or at a price you do not intend to honour — are the single thing this site exists to be an alternative to. We will remove them and the account behind them.

You keep ownership of everything you upload. By posting, you give us permission to display it on the site and in search results and link previews.

An agency may submit its business registration for review. If we accept it, its listings carry a mark saying the agency is registered. That mark means one thing only: we saw evidence that the business exists. It is not a recommendation, and it says nothing about any particular property.

Submitting is optional. An agency without a mark may list exactly as one with a mark may, and the absence of a mark is not a judgement about them.

Contact details are shown to signed-in people so they can enquire about a home. You may not collect them in bulk, use them for marketing, or pass them on. Automated access, scraping and bulk downloading of listings or contact details are not permitted.

Listings are written by the people who post them. We apply automated checks, but we do not verify that every claim is true, and we cannot guarantee that a property, price or person is as described. Satisfy yourself before paying anyone anything.

Walk times and distances are estimates calculated from map data, not measured routes. Move-in cost figures are illustrative arithmetic based on the terms in a listing, not a quotation.

Nothing on apt, including anything about leases, deposits or stamp duty, is legal advice. Take proper advice before signing a tenancy agreement.

AI features, such as drafted descriptions and replies, produce suggestions. Check them before you publish or send them: you are responsible for what goes out under your name.

The service is provided as it is. We do not promise it will always be available or free of errors.

apt offers optional paid services: subscription plans for agents and agencies (Solo, Pro and Growth) and listing promotions (Spotlight and feed bump).

• All pricing is quoted and charged in Sri Lankan Rupees (LKR) unless explicitly stated otherwise.
• Subscription plans are paid in advance for one month or one year. They do not renew automatically. To keep a plan after it ends, you pay for the next period; if you don't, your account moves to the free Starter plan.
• You can cancel a plan at any time from your account settings. It stays active until the end of the period you paid for.
• Listing promotions are digital advertising services activated as soon as we confirm your payment.
• For now you pay by bank transfer: email us at hello@apt-ai.com.lk and we send you the bank details, then switch on what you bought once the transfer arrives. Card payments on the website are coming; when they are, a payment provider will take your card on its own secure page, and we will never see your card number.
• Cancellations, duplicate charges and refunds are covered in our Refund & Cancellation Policy.

To the extent the law allows, we are not liable for any loss arising from a transaction between a tenant and a lister, from the accuracy of a listing, or from your use of the site. For paying customers, our total liability for any claim arising out of our services is limited to the amount paid by you to apt in the preceding 12 months. Nothing here limits liability that cannot lawfully be limited under Sri Lankan law.

We may remove a listing or suspend an account that breaks these terms, misleads people, or is used abusively. You can delete your own listings at any time, and ask us to close your account.

These terms may change as the service does. The date at the top shows when they last did. Continuing to use apt after a change means accepting it.
